What Meadowbank Homes and Businesses Need

The house is the exception here, not the rule, and that one fact drives the whole job list.

As at 2021 the dwellings ran at 96.8% apartments. That is about as close to a pure apartment suburb as Sydney gets.

The reason is the ground itself. This was industrial land, and the Shepherds Bay redevelopment put waterfront high-rise where the works used to be, wrapped around the station and the ferry wharf.

Where the land lifts away from the water, though, a pocket of older brick houses from the post-war years hung on through all of it. Two completely different electrical worlds, one postcode.

In the towers, the wiring is young but the demands are not. Fit-outs, renovations and metering changes across the Shepherds Bay buildings keep the switchboard and meter work steady, and it all has to be coordinated with a building rather than just a homeowner.

Up the hill, the boards tell an older story. Plenty of those brick houses are still fitted with the ceramic fuse board they started with, and it needs bringing into this century.

Bay Drive and Constitution Road bracket the two halves neatly. The plaza, the medical centre and the cafes sit down among the towers, while the older houses hold the high ground.

We work both, and the small commercial along Bay Drive as well. The plaza down there carries a supermarket, the post office and a bulk-billing medical centre, and shop work runs to its own rhythm: different hours, different access, and a certificate the landlord wants on file as much as you do.

The Services Meadowbank Calls Us For

Six jobs cover the bulk of our work here. The order is different than in a house suburb, because apartments break differently.

  • Switchboard upgrades. Both kinds: metering and board work through the towers, and ceramic-fuse replacements on the older houses above. Compact units lean on reverse-cycle for winter heating, and that demand comes back to the board too.
  • EV charger installation. Basement carparks are the big one, where load management matters as much as the charger itself. This is a well connected spot built for car-free living, so the cars that are here tend to be the ones people plug in.
  • Residential electrical. Rewires on the older stock, new circuits for renovations, and the ordinary faults that come with any home.
  • Light installation. Downlights and LED changeovers in units, plus outdoor and garden lighting up on the houses. SAL and Beacon Lighting fittings.
  • Level 2 electrician. Everything from the street to your meter: the service line, the mains, the connection itself. We are accredited for that side of the work.
  • Emergency electrician. Dead circuits, tripping that keeps coming back, hot switchgear, burning smells.

Electrical Issues We See Around Meadowbank

Three come up more than the rest, and only one of them looks like a normal suburban call-out.

  • Fit-out and metering work in the towers. Renovations and fit-outs across the high-rise drive steady switchboard and metering upgrades. Apartment work has a second layer that houses do not: access, approvals and a building manager to coordinate with.
  • EV chargers in basement carparks. The newer riverside buildings are seeing real demand for charger installation, and in a shared basement the question is never just the charger. It is whether the building's supply can carry ten of them, which is what load management solves.
  • Rewires in the older houses. The detached places above the towers keep being renovated as prices rise, and that work regularly turns up cabling due for a full rewire. Renters make up most of this suburb, so if you are one, the owner or agent has to authorise a job like that before we can start.

Emergency

An Emergency in Meadowbank? We Move

Call (02) 9134 9026. If it is sparking, hot or smells like burning, stop using it now.

This is a river valley, and it holds the heat. West-facing river frontages take the afternoon sun and the summer humidity sits in, so cooling load runs hard through the warm months.

  • A burning smell around switchgear or an outlet
  • Switchgear that is hot, discoloured or buzzing
  • Repeated tripping that will not stay reset
  • Circuits dead in part of the unit or house
  • Any electrical fitting that has taken water

In a unit, the board in your hallway cupboard is usually where to start looking. Our emergency electrician work covers exactly this, after hours included.

Minutes Away, and Worth the Call

Our home turf is close by, and we come through this pocket most weeks.

Being close counts for more in an apartment than it sounds. Jobs in buildings get rescheduled, access falls through, a booking moves.

When the drive is short, a reschedule costs you days instead of weeks.

The other half of it is knowing the stock. We have opened boards in both halves of this suburb, the towers and the brick houses, and they ask for different things.

Most people here are young professionals who commute by train or ferry. Which usually means a job needs to happen early, late, or on a day off, and we book around that rather than the other way round.

Clipsal and Hager switchgear as standard, and the price we quote is the price you pay.

Our Process, Kept Simple

  1. You ring, we listen. A real person answers the phone and gets the detail: what is failing, whether it is urgent, and whether a building manager is involved.
  2. We find it, then price it. Diagnosis first, guessing never. You get a fixed written price before we start, and your say-so comes before any tool does.
  3. We work clean. Drop sheets down and the place left tidy, which matters more in a unit than anywhere. Surprises get raised on the spot, never buried in the invoice.
  4. We certify and hand over. Everything is tested before we sign off, notifiable work is lodged with NSW Fair Trading, and your Certificate of Compliance follows.

Common questions

Your Meadowbank FAQs

Six questions that come up on almost every first call.

Can you do work inside my apartment?

Yes. That is a large slice of our work here. Anything inside your own lot is generally yours to authorise, from a dead circuit to a full kitchen fit-out. If the work touches common property, the switch room or a shared riser, your strata manager or committee needs to approve it first, and we are happy to deal with them directly.

Which other suburbs are on your run?

We call Gladesville home turf, and everything up and down this stretch of water is on the regular run. Ryde, Putney, West Ryde and Mortlake included. Ring (02) 9134 9026 and ask about your street.

How quickly can you fit in a job here?

Often same or next day for standard work. Getting in is usually the slow part, not the drive, so tell us when you call whether there is basement parking, a loading dock or a building manager we need to book with.

Is your licence valid across NSW?

Yes. Our NSW electrical contractor licence is #452529C, valid right across the state. We build to the AS/NZS 3000 wiring rules and test everything before we sign off.

Do you do full rewires?

We do. It is mostly the older brick houses above the water that need one, and we can stage it so the place stays liveable. Apartments rarely need a full rewire, though a renovation often means new circuits back to the board.

What happens if the work is not right?

We come back and fix it at no cost. Our workmanship carries a lifetime guarantee and products carry a 12-month product warranty. That applies whether it was a single power point or a full board changeover.
